We want to discuss three ways you can include a sensitivity analysis into your real estate analysis for smarter investment decisions. Before we get started, though, let's touch on a few basic principals about real estate investing.
Real estate investing involves acquisition, holding, and sale of rights in real property with the expectation of using cash inflows for potential future cash outflows in order to generate a favorable rate of return on that investment. In other words, the goal of ...

People are always looking for ways to improve their financial
situation, and one of the most thought of methods is to start
your own business. And many people who decide to open their own
business consider real estate investing. After all, we've all
seen the late night infomercials that show rich investors
driving their big fancy cars and sipping fruit drinks by the
poolside of their huge ocean view home, right? It can't be that

We all are thinking about it and some of us are actually taking
action and getting their hands on real estate investment
properties. The longer the NY Stock Exchanges doesn't produce
desirable returns the more people are starting with real estate

estate for investment, smart money does not buy at, or near, the
top of the market. Smart money buys real estate at, or near, the
bottom of the market.

year cycle. It's a bell curve ...

You're driving along the road when you spot it. There in the
middle of a shaggy lawn sits a disheveled property. It may need
a good coat of paint, or a shutter straightened out, but it's
easy to see that with a little work it could be a little gem of
a property. Best of all, sprouting in the middle of the unkempt
grass is a For Sale by Owner sign. It looks like the perfect
fixer-upper, but how do you know for sure?
First, consider your reason for buying. If you're looking for a
property to ...

Real estate research might start with a look at the U.S. Census
information about a town. It can include inspections of specific
properties, too. There are many statical tools and information
that can help, but don't forget one of the easiest and most
useful research tools: talking. Let me explain with a true story.
My wife and I were on vacation, and stopped in Farmington, New
Mexico for a few days. We were about to buy a house for a winter
project. The plan was to fix it up and sell it in the ...
