Article Content:
In these difficult economic times, you might be looking around for a good way to make a little bit of extra spending money. And really, there are a lot of ways in which you might set about accomplishing this. Of course, one of the best ways that you can make yourself a few extra dollars is by attending a few self storage auctions. Sure, this may seem a little bit complicated at first, but once you begin to get your feet wet, you are going to realize that there is not much that goes into making a few extra dollars at your local self storage auctions. Simply follow the advice that you find here, and you are going to be well along your way before you even know it.

There is something very important that you have to know before you begin to attend your local self storage auctions. You absolutely have to show up with a truck. If you do not show up with a truck, you are going to get yourself into a world of pain. Indeed, typically speaking, you are only going to be given twenty four hours to clear the unit that you win in your auction. If you happen to win a five by ten or a five by five, then this may not be much of a task at all. If, however, you end up winning something like a ten by thirty garage style unit, then chances are that you are going to have quite a lot of stuff to get out of that unit. By bringing a truck with you, you guarantee that you are going to be able to clear the unit out within the time frame that you are given by the property managers. You might even consider showing up with a moving truck if you know that you are going to be bidding on the larger units.

The second bit of advice, here, is to be sure that you bring cash. Typically speaking, property managers are not going to accept checks or credit cards when it comes down to auctioned units. Be sure that you show up with at least a few hundred dollars in cash. If you think that you might be spending a bit more than that, then you are going to want to be sure that you quickly get an official check from your bank when you win the auction. The last thing that you are going to want to do, here, is win a unit and then fail to make an appropriate payment.

Finally, here, you are going to want to be sure that you are showing up at self storage auctions with a clear understanding of your strategy. The last thing that you are going to want to do, here, is allow yourself to be swept up in the competition of the thing. Do not bid on a unit simply because you want to beat someone else. Only bid on units that are going to make you a profit, and only bid when you think that your bid does not exceed the value of the contents of the unit. Sure, this advice may seem a bit elementary, but it may very way save you from spending way too much money on a unit that catches your eye.

Self storage auctions are a great way to make a few extra bucks. Simply be sure that you know what you are doing when you show up, as you are going to find that your competition can get rather fierce. With a little bit of strategy, though, you can hang with all of the big guys.

Article Content:
Many people think that they are not going to need a moving service when it comes to moving their belongings from one place to another. And really, is understandable that many people feel this way. When it comes down to moving, people are typically trying to spend as little money as possible so that they have a smooth landing in their new home. Of course, what few people actually take into account is that they are going to have a much easier, much cheaper move if they hire the right kinds of movers. Not all movers are going to break the bank, and just about every moving service is going to save you valuable time. If you have never considered using a moving service before, then you are going to want to be sure that you are not writing them off entirely.

First and foremost, reader, know that the typical moving service is going to be able to help out with every facet of your move. Starting out, here, most moving companies are going to be able to help you figure out how much stuff you actually have. They may sound silly at first, but when you really think about it, it is very, very convenient to have someone helping out with this part of the process. Typically speaking, they can show up at your place of residence and help you run through what you are going to be storing. They will be able to recommend the kind of truck that is going to fit your needs the best, and they are going to be able to help you figure out which supplies are going to keep your belongings the safest. When it comes to cutting down on stress, you are not going to find another service that even compares to a moving company.

Of course, moving companies are also enormously convenient in that they can move all of your heavy belongings on your behalf. You are not even going to break a sweat, and all of your belongings are going to make it to your self storage unit or your new home. Of course, you are going to have to factor in that, typically speaking, movers charge by the hour. Really, though, you are usually going to find that you would much rather part with a few extra dollars than deal with the hassle of muscling all of your belongings into a moving truck.

Finally, here, it is good to know that moving companies are typically going to be able to provide you with a moving truck. What that means, here, is that you are going to have one less phone call to make. That is right. When you feel like you have already placed a million phone calls, a moving service can really cut back on your stress levels. They will allow for you to consolidate a few of the services that you are going to need. And really, you are going to appreciate that a lot more than you would think when it comes down to the final hours of your moving plans.

At the end of the day, reader, you are going to find that most moving companies and moving services are well worth the extra money. If the very notion of moving horrifies you, and if you would much rather avoid the physical stress associated with moving, then you are going to want to be sure that you call a few of these services to get a feel for how much it is going to cost you. Just take a deep breath, reader, and know that there is nothing to worry about.

Are you shopping around for the perfect way to make your move a little bit easier? Are you sick and tired of dealing with all of your moving chores alone? Well, if that is the case, then you are in luck. It just so happens that there are tons of services that you can take advantage of when you are moving. Of course, if you have never given these services any thought, then you are going to want to be sure that you do so before you get too far into your move. For the sake of simplicity, this article will run through a few of the services that you are going to want when it comes down to moving your house.

Of course, the first thing that you are going to want to look into, here, is a great self storage facility. Sure, you may plan to move straight into your new home, and sure, there is nothing wrong with that. But really, you should not fail to look into your local self storage facilities. If something should happen that would prevent you from moving into your new home, then you are going to have a great fallback plan. Indeed, you are going to have a nice, safe place to keep all of your furniture and belongings while your new house is being prepared.

Now, if you know that you are going to be moving all of your belongings, then you are going to want to be sure that you are looking into moving trucks as well. Of course, one of the last things that you are going to want to do, here, is attempt to use your standard vehicle to move from one house to another. You are only going to end up wasting a ton of gas and time if you use a standard vehicle, so do not even bother. Simply rent a large truck, pack all of your belongings into it in one go, and head out to your new house with ease.

Moving on, here, you are also going to want to be sure that you buy all of the packing supplies and moving supplies that you are going to need. You are going to want boxes, packing paper, and bubble wrap for all of your smaller, fragile items, as these are not going to fare too well in the back of your moving truck without a little bit of help. Of course, you are also going to want to be sure that you get your hands on some cables and tape for your larger furniture items, as the last thing that you are going to want is to allow these things to slide around in the back of your truck as you are making your way to your new home. Your larger items are going to pose a serious threat to your smaller items if you are not careful to lock them down before you begin your move.

When you sit down and give you moving situation a little bit of thought, you are going to realize that you are not going to have much trouble if you simply make use of all of the services that are at your disposal. Sure, moving may be a daunting task when you are trying to go at it alone, but if you enlist a little bit of help and buy all of the additional products that you are going to need, then you can rest assured that you are not going to get too stressed out when your actual moving day rolls around. Making moving simple is simply the way to go.

Article Content:
Close your eyes and imagine this – ok, keep your eyes open, so you can read this, but pretend you have closed your eyes and can only see the pictures of the words you’re reading.

On a dark, cold night you carefully step around the leftover snow patches in your driveway and get to the door as quickly as you can. After a long, hard day at work, the only thing you want more than your comfy bed it to take off those high-heeled shoes that have been pinching your toes for the past 4 hours. (Suffering for fashion is just one of those things you’re willing to accept for a sexy pair of pumps.)

It’s when you open the door to your home that you realize your fashionable feeling ended the moment you spotted the clutter and mess you’ve been meaning to organize for the past six months. You had the best of intentions when you bought the antique end tables; they only needed a little bit of refinishing and you were sure they’d be a statement piece. If only you had the time to refinish them. And the boxes of summer clothing you have hopefully been sorting through as you dreamt of long, warm sunny days has only unfurled itself across your living room and mixed in with all the boxes of photos and whatnot that you’ve been meaning to put away, somewhere.

Open your eyes. Did you feel the sense of exhaustion as you walked to your front door, only to be smacked in the face by the disarray of clutter awaiting you. The feeling of being trampled by clutter and the frustration that comes along with the sense of chaos is no way to be welcomed when you come home.

Maybe this scenario isn’t exactly you – perhaps you don’t wear high-heeled pumps – but you can most certainly identify with the feeling of coming home only to be faced with another mess to fix. When that mess isn’t really a mess, but rather a collection of odds and ends, more than what can really fit into your apartment or home, the feeling can quickly become overwhelming.

When you have accumulated more than what will fit in your living space, no matter how much you clean or organize, you can be left feeling defeated. You don’t want to get rid of anything; each item hold meaning and value, other than it’s monetary worth, and has probably made memories for your and your family. Getting rid of these items is out of the question.

There is an option that satisfies your desire to have a clean, organized, well-kept home while still holding onto all the items and treasures that have left milestones or markers in your life.

The answer is that you should rent a personal storage unit. By storing these items in a space where they will be kept under lock and key, you will have the peace of mind knowing that your grandma’s china, childhood photo albums and high school love letters are all awaiting for the next time you come to visit. In fact, you will be able to get more enjoyment from them when they aren’t staring you in the face every time you walk in the door or open the closet.

Do yourself a favor, and pamper yourself by storing all the items you treasure in a personal storage unit and reclaim a peaceful home.

Doesn’t it just make you crazy when you have worked a bazillion hours with a buyer, and the house they have finally pegged as the house happens to be a relocation property, represented by a listing agent who has NO CLUE how to work through a relocation transaction?

After 12+ years and more than 70% of my transactions specifically in executive relocation, I have come across my share of co-ops representing (not really, but we’ll call it that for now) relocating clients. The most frustrating part being that they don’t treat it any differently than any other transaction, when relocation requires so much more care and attention.

In addition to the fact that we are in an ever-changing market, it is more critical than ever to treat relocation as a special transaction, just as you would a short sale or foreclosure. It takes patience, focus to detail, and expertise in order to coach the client (and sometimes the co-op agent) through the process.

I have seen relo deals fall apart due mostly to the fact that the listing agent pays no mind to paperwork, disclosures, and the extra steps involved with a relocation transaction. This makes it extremely difficult on the co-op agent, with the same end goal in mind: to get all parties to the closing table.

How can you be the best co-op you can be? Here are my Top Five Tips:

No matter whom you are representing, take the time to educate them on how the process works. In the end, it is so worth it, to all parties. And, could earn you future business.

If you are representing the seller, get ALL information, disclosures, addenda, etc. available to you BEFORE listing the property. This way buyers agents have everything they need to make an offer, even over the weekend.

Be sure they fully understand that you will be negotiating verbally with the seller, and that the person who actually signs off on the contract only works from 9-5 and does not work weekends. {Patience is a virtue!}

All parties need to know that the timelines in the contract may not necessarily be adhered to by the designated corporate contacts. However, that does NOT mean the deal is dead!

Communicate OFTEN with the cooperating agent. Be up front. Engage fellow professionals. Not only is the way to ensure a smooth closing, but also gives you insight as to who is a real player in the relocation market.

Companies are still relocating top talent, and only the top Realtor°s will be working with these clients. Hone your relocation service delivery, and see the business roll in!

Article Content:
The total commissions paid to real estate agents dropped in 2009 6.2 percent. This reflects the slowing home sales across the country as the commission percentage paid to agents actually rose from 5.26 percent to 5.29 percent.

Another factor that influenced the lower commissions was the price of homes sales. The federal government had the first time homebuyers program in effect during much of 2009. This subsidy motivated first time buyers to enter the market, but it also lowered the average price per home sold.

And we all know the math, lower home price x commission percentage = lower commissions for the same amount of work.

Let’s hope 2010 shows some more velocity in the higher ends of the markets so agents will be able to earn a better living.

The dollar value of agents’ commissions skidded to its lowest level in seven years in 2009, according to recent studies by a real estate consulting firm and the Bloomberg news service. RealTrends, based in Littleton, Colo., and Bloomberg came to similar conclusions that through November, sales commissions totaled .6 billion, a drop of 6.2 percent from the year before. via The Baltimore Sun

Article Content:
There is a historic fire station in downtown Charlotte, North Carolina that the owners wants to tear down and sell the raw land to a developer. It is designated as an historic landmark but the owner has followed the procedures to circumvent the historic designation.

Now here is the interesting part for real estate enthusiasts.

The Historic Landmark Commission’s chairman, Bill Hobbs, said his group stands by its current offer, which he said is based on a recent appraisal. The commission uses public money in a revolving fund to buy historic properties, which they then try to resell with preservation convents to protect the buildings’ futures.

“It would be a reckless use of public funds to use the revolving fund to acquire this property at the inflated price that Mr. Stark needs for a bailout of his investment position, given the current real estate market,” Hobbs said. “I think it would be a tragedy for the city of Charlotte if Mr. Stark chooses to tear it down. It’s a real treasure.” via the Charlotte Observer

The preservation group feels they made a worthy offer for the value of the building. Yet the owner knows that the actual value of the land is greater than the value of the building. And there is an overriding rule in effect for the deal.

The owner of the land only has to sell it at a price he or she is comfortable with.

The preservationists are failing to recognize that the land is more valuable without the building, but all they can see is the value of the building.

Instead of preserving the historic fire station that is their goal, they are low-balling the owner of the property by their failure to understand the raw land is what has the value. The building is lowering the value of the land by the historic designation.

Think of it this way. Big powerful developer in town is not going to take on the wrath of the community by destroying a landmark building to buy it at 1 million dollars. Instead they let another small businessman to tear it down and then buy it for 1.5 million dollars. They know that the cost to their reputation would be more than the 500,000 dollar difference in price they are paying. By allowing the small business person to take the public relations hit they are spared the bad press. In the end, everyone wins.

Except the community because the preservationists FAILURE to understand basic business…
